How local water quality decides your next tank's lifespan
The single strongest predictor of how long your new heater lasts is not the brand — it is grains of hardness in your municipal supply. Above roughly 12 grains, calcium plates the tank bottom and the anode rod sacrifices itself in three to four years instead of six. In those markets we recommend the longer-warranty tank with the heavier anode and we tell you the year to check the rod. In soft-water markets like Seattle or much of New England, a mid-tier tank comfortably reaches its rated life.
Install location matters more than square footage
A Phoenix garage heater comes out in twenty minutes. The same model in a Houston attic behind a scuttle hole means hoisting, sometimes sawing the old tank in half, and confirming the pan drain daylight terminates where the inspector expects. Basement installs in the Northeast usually add a vent connector because 1980s single-wall pipe rusts at the draft hood. That is why our quotes ask where the unit lives before they ask what brand you want.

Your installer holds a license in your state, carries their own insurance, and shows the number on request. We handle the intake, pricing, permit filing, and warranty follow-through so you deal with one organization instead of four bids.
What if I am outside a listed metro?
Call anyway. We cover a lot of secondary markets that are not worth listing individually, and where we genuinely have no crew, we say so on the first call rather than sending someone two hours out and padding the bill for it.
Do you work on rentals and small commercial buildings?
Yes. Landlords and property managers get the same flat pricing, plus a tenant-coordination call and a closed permit for the file. Light commercial — restaurants, salons, small offices — is fine on standard residential-style units; we do not handle large boiler-fed or ASME commercial systems.
Does pricing change by state?
Labor rates and permit fees do, and that is most of the regional spread you see in our published ranges. The scope does not change: same code items, same haul-away, same workmanship warranty in every market we serve.
