How the day goes
Nobody sits at your kitchen table with a tablet and a four-tier "good, better, best" pitch. You are replacing an appliance that broke. Here is the whole process.
The rating plate on the side lists fuel type, gallon capacity, and BTU or wattage. Those three numbers plus your ZIP give us 90% of what we need to price the job over the phone.
You get a text or email with the installed total, the model going in, and the code items your inspector will require. No trip charge to quote, no hourly meter running.
Calls before 1pm local time usually get a truck that day. The installer confirms the price on arrival, drains the tank, and cuts water off only once the replacement is staged.
We file the permit, meet the inspector, and email you the closed permit plus the warranty registration. You never chase paperwork.
Diagnose it yourself in five minutes
Half the calls we get are repairable and we say so. The other half are on this list. Walk down to the heater with a flashlight and compare.
Run the cold tap first. Clear cold and orange hot means the glass lining has failed and the steel is corroding from inside. That heater is on borrowed time.
That is sediment on the tank floor boiling under a hardened crust. It insulates the burner from the water, drives up gas use, and stresses the bottom head until it splits.
Dry the pan and check again in an hour. If moisture returns and the fittings are dry, the leak is the vessel itself — no repair exists, and the failure gets worse fast.
A dip tube crack or a burned-out lower element cuts usable capacity nearly in half. On an older tank it is usually not worth chasing.
Thermocouple, thermopile, or a plugged FVIR screen under the burner. Repairable — but if the serial number decodes to 2014 or earlier, plan the replacement now instead of during the next cold snap.
Decode the first four digits of the serial. Most tanks are engineered around a 10 to 12 year service life; hard water without an anode change cuts that to seven or eight.
Atmospheric vent, power vent, and direct vent 40–75 gallon units. We check draft, size the vent connector, and correct sloppy previous work — undersized flue, missing sediment trap, flex connector run through a wall.
