Emergency water heater replacement: what to do in the next ten minutes
A failed tank does not need panic, it needs two valves closed in the right order. Do that, then call. Our dispatcher is a person, awake, at 3am on Thanksgiving.

Stop the water
Cold inlet valve at the top of the heater, clockwise. Frozen or dripping at the stem? Go to the main shutoff at the meter or where the service enters the house.

Cut the energy
Gas: turn the control knob to OFF — not pilot. Electric: switch the dedicated 30-amp double-pole breaker off. Do this before draining anything.

Contain and photograph
Towels and a wet vac at the pan, then shoot photos for insurance: rating plate, leak point, wet flooring, and any stored items affected.

Drain if water is still coming
Hose on the drain valve to a floor drain or outside, then open a hot tap upstairs to break the vacuum. Skip this step on a scalding tank; call us first.

Call with the label in hand
Fuel type, gallons, BTU or wattage, and your ZIP. We quote flat and give you a real arrival window, not a four-hour block that slips.
When to leave the house instead of troubleshooting
Three situations are not DIY moments. If you smell gas anywhere near the unit, get everyone out and call your gas utility's emergency line from outside. If the relief valve is discharging steam or the water at a tap is scalding beyond its normal setting, the thermostat has failed and the tank is building pressure — leave and call us from a distance. If water has reached an electrical panel, subpanel, or the heater's own junction box, do not wade in to reach a breaker; kill power at the main from a dry position or call an electrician.
What a same-day emergency swap looks like
The installer arrives with the replacement already on the truck for the common sizes — 40 and 50 gallon gas and electric — because sourcing a tank mid-emergency is what turns a four-hour job into two days. They confirm the quoted price, verify the old unit is isolated, drain and remove it, set the new tank, replace supply connectors and the T&P discharge line, add the expansion tank or pan if code requires one, fill, purge air, fire it, and check for leaks under full pressure before leaving. Old tank goes on the truck for recycling. You get the permit number before the truck pulls away.
What it costs when it is urgent
Our emergency pricing is the same flat installed pricing as a scheduled job during normal business hours. After-hours dispatch, where available, carries a stated premium quoted up front — never discovered on the invoice. My water heater is leaking. What do I shut off first?
Water first: close the cold inlet valve on top of the heater, or the main if that valve is seized. Then kill the energy source — gas control knob to OFF for a gas unit, or the dedicated double-pole breaker for an electric unit. An electric element that fires with the tank draining burns out in seconds and can be a shock hazard. Do not open the T&P valve to relieve pressure unless the water is scalding and you have a hose routed to a drain.
How fast can somebody actually get there?
In our covered metros, calls before roughly 1pm local time usually get a same-day install; later calls typically land first thing the next morning. Overnight and holiday calls reach a live dispatcher who can talk you through containment and lock a morning slot. Anyone promising a two-hour nationwide arrival window at 11pm is guessing.
Is a leaking water heater dangerous or just messy?
Usually messy, occasionally serious. Weeping at a fitting is a slow nuisance. Water pouring from the tank seam in a second-floor closet is a flooring and ceiling claim. The genuinely dangerous cases are a stuck T&P valve on a tank that is overheating, and a gas unit backdrafting combustion gases into the house — if you smell exhaust or feel heat and hear the relief valve discharging, leave and call the gas utility before you call us.
Will my insurance cover this?
Most policies cover resulting water damage but not the failed appliance itself. That makes documentation worth the two minutes: photograph the tank, the rating plate, the water line on the wall or baseboard, and everything wet, before we haul the old unit away. We can email you the invoice with the model, serial, and failure description for the claim.
Can you install tonight if I pay extra?
Sometimes, in dense metros with an on-call crew. Be aware that after-hours work in most jurisdictions means the permit gets filed the next business day, and gas connections at 10pm in a dark crawlspace are how mistakes happen. When it is safe to wait until morning, we tell you so instead of billing a night premium.
